Mixed-Use Brownfield Redevelopment for the former American Furniture Plant #10

INTRODUCTION

The Martinsville Economic Development Authority (EDA) is pursuing redevelopment of a strategic brownfield site into a mixed-use development featuring approximately 100 housing units and supporting commercial amenities.

The project is intended to strengthen workforce housing availability, support economic growth, and expand neighborhood-serving amenities within the community.

Goals

The goals of this blended engagement and assessment effort include:

Identifying market-supported housing types, attainable price points, and workforce-oriented housing opportunities
Validating market demand for commercial amenities, neighborhood-serving businesses, and entrepreneurship-supportive redevelopment opportunities
Gathering community input regarding redevelopment opportunities and concerns
Satisfying Virginia Housing grant requirements through documented stakeholder outreach
Providing actionable findings to inform site planning, project positioning, and implementation

Phases & Timeline

The planning process is anticipated to take three (3) months across the following phases:

Research & Community Engagement Preparation: Week 2-3
Stakeholder Engagement: Week 4-8
Analysis & Report Drafting: Week 9-11
Client Review, Revisions, & Final Delivery: Week 12-13
